I assess your home and make presentation and marketing recommendations that fit your timeframe, budget and lifestyle. I provide a consultation with an established home stager. If repairs or improvements are required, I quarterback the process and manage trades people, schedules and whatever else is required.
I develop a detailed and individualized marketing plan for your home and provide a pre-listing home inspection, floor plans and professional magazine-quality photographs. Brochures, direct mailing postcards and a dedicated website are created to beautifully showcase your home. Finally, your home goes on MLS and the public site realtor.ca.
I use all the tools at our disposal to reach prospective buyers. While your home is listed for sale, Wright Real Estate manages showings and schedules them at times that are convenient for you. Open houses are also scheduled to create additional exposure and excitement.
Depending on the market, we decide whether to hold back offers and if we will entertain pre-emptive (“bully”) offers. When offers come in, I walk you through their terms, strengths and weaknesses and negotiate the best and most profitable agreement possible.
Once we have a signed agreement, I coordinate document exchanges, purchaser visits and assist you with referrals for lawyers, moving companies and so on.

Determining your price range starts with getting a mortgage pre-approval. Your bank or mortgage broker will calculate how much financing you qualify for. After that, we can talk about real world budgets and how much you can reasonably afford to spend on a home.
We discuss your specific requirements, such as location, schools, number of bedrooms, and so on. Sometimes compromises need to be made so we prioritize according to “Must Haves” and “Nice to Haves” to come up with a clear house hunting profile.
I scour the MLS and reach out to my network of contacts to find properties that meet your requirements. You receive listings in your inbox along with recommendations and suggestions. When you see properties you like, I set up viewings at times convenient for you. During viewings, I point out the potential opportunities, strengths and pitfalls. Each Toronto house is unique and there are a lot of factors to consider.
Once you find the perfect home, I walk you through making an offer: price, deposit, closing date, conditions (as applicable) and so on. I negotiate the best possible terms for your new home. And don’t worry about “bidding wars.” If we encounter multiple offers, I have unique and effective strategies for successfully dealing with them.
I provide step-by-step directions on finding a suitable real estate lawyer, scheduling movers, doing purchaser visits, setting up utilities, arranging for trades people and so on. And after closing, I am always available to provide referrals, advice and guidance.
